Tim and Susan Fennell, Broker Associates - More than 30 years of Jacksonville Real Estate experience. Tim is the Director of Property Management with Hometown Realty of Duval, Inc.

PROPERTY MANAGEMENT
Hometown Realty of Duval has managed homes throughout Northeast Florida for many years. Our clientele comes to us predominately from word-of-mouth,referrals, extensive marketing and our international network of contacts.
We provide property owners peace-of-mind that the asset value of their property is maintained and protected. We find excellent tenants that match the home's unique attributes and handle the day to day issues that may arise.
Long-term rental properties are generally unfurnished homes seeking tenants for twelve months or more. Specific properties are considered on case-by-case basis.
Tim and Susan's professional approach, world-class marketing, global network and overall management skills often allow for higher rental proceeds which can more than cover the fees charged for our management services.
We understand the importance of maintaining open communication with the homeowner and in working to maintain your property's integrity and value.
Our Philosophy

Initial assessment of the property and suggestions to help drive top rental value.
Development and implementation of a strategy for advertising, marketing and showing your home.
Tenant application, background screening and credit check, obtain references, and consistency in the selection process.
All legal documentation: Lease, negotiating terms, addendums, and local disclosures required by state and local ordinances.
All tenant communication and management, legal notifications, and seasonal friendly reminders and maintenance issues.
Rent collection, monthly account reconciliation and reporting, accounting and disbursement. ACH Deposits of your proceeds. We also provide your required tax documentation at year end.
We handle security deposits, pet deposits in a secured non-interest bearing escrow account per Florida law.
Property inspections and special services when needed to protect the asset value of your home.
Custom management services available upon request: bill paying, and contracting service work.
Listing and selling your property if/when you make the decision to do so.
